The site
The existing two-storey industrial building at 54-56 Redcliff Street sits on the corner of Redcliff Street and Three Queens’ Lane. It is immediately opposite Redcliff Quarter, which is currently being built.
The site is allocated for redevelopment in Bristol’s existing Local Plan as part of the ‘Redcliffe Village’ area (Policy BCAPSA6).
It is located within Redcliffe Conservation Area, home to St. Mary Redcliffe Church, the Grade II Listed Ringer’s Tobacco Factory, Portwall Tavern and the Church of St. Thomas. However, the area has also seen much new development over the past decades, resulting in a mixture of modern and historic buildings of various styles and heights, with officing, hotels, residential, student accommodation, retail and leisure uses sitting shoulder-to-shoulder.
As well as Redcliff Quarter, the site’s neighbours include apartments at Thomas Court, Travelodge, 21 St. Thomas Street student accommodation and homes at Golden Lion Court on Redcliff Street where the local Co-operative supermarket is. These are all fairly recent developments.
On the flank of the existing building – as you move down Redcliffe Street – is the Grade II Listed Ringer’s Tobacco Factory, which clearly is of historical importance.
